This is just a small sampling of work that needs to be done and issues to be addressed before the Carnegie is “open for business”.

On the exterior: repair/repaint decorative entrance/pillars; replace current leaking roof with new Duro-Last Roofing system with 20-year warranty; tuckpointing to fix incorrect mortar; secure and seal all brickwork; replace existing windows with new double-hung windows; replace lower-level exterior doors; and repair/replace upper-level exterior doors.

On the interior: seal lower-level exposed brick walls to prevent flaking and moisture; remove upper-level exterior wall damaged plaster and replace with insulation, drywall, and skim coat; repair/paint interior plaster walls; stain lower-level concrete floor or finish with durable epoxy coating; and sand/refinish upper-level existing wood floors.

Preliminary estimates from a variety of area contractors show a total cost of around $300,000 to rehabilitate and preserve the building.
